Rental Management

The Service

  • Professional publicity of Oasis Properties via local publications and advertising of all properties via our internet facilities, to obtain rentals at the highest attainable value, to ensure maximum return o­n owners investment.
  • Issue of confirmation of bookings. When ever necessary, the individual booking is discussed with the owner prior to confirmation to avoid any misunderstanding or potential duplication of lettings.
  • Arrange car hire or transportation between airports and the accommodation.
  • Collection of deposits and balances due
  • Check guests needs and provide any additional services, such as, cots, welcome packs etc.
  • Continual liaison between owner/ourselves/ guest.
  • Provide detailed directions from airports to the rental property.
  • If requested by the owner we will ensure the property will be prepared prior to any habitation i.e. thoroughly cleaned, sufficient clean linen provided and gas bottles (if applicable) checked.

Pre-Arrival Clean (provided o­n request o­nly)

  • Open and air the property

  • Sweep and wash all floors
  • Dust furniture and shelving
  • Clean kitchen and all appliances
  • Clean all bathrooms

  • Arrange terrace furniture

Vacating Clean (provided at the agreed rate following all lets arranged by Oasis Properties)

  • Wash and change linen and towels and make up beds
  • Empty rubbish bins and replace liners
  • Sweep and wash floors
  • Dust furniture and shelving
  • Clean kitchen and appliances
  • Clean bathrooms
  • Sweep terraces

Linen

Linen should be of good quality and in the correct quantity. We recommend that there are at least two complete sets of linen for the house.

A set of linen consists of:

  • One bath towel and one hand towel per person
  • 2 pillowcases per bed
  • 2 sheets per bed
  • One duvet cover per bed
  • One duvet and 2 pillows per bed
  • 4 tea towels
  • Additional blankets (one per bed) may be required
  • Cushions for patio or terrace furniture
  • Arrange access into the property, meeting with guests as appropriate, and instructing them upon the specific requirements of a property i.e. location of electrical supply, key operation/security and laundry exchange requirements. Owners may wish to supply an information pack (to remain in the property at all times) outlining these requirements and any other relevant information they feel necessary.
  • Via our mobile telephones we are always available to answer any guest queries, assist in any time of need and therefore provide a ‘first port of call for peace of mind’ to resolve any problems or worries.
  • Our local knowledge is useful to advise upon places of interest to visit, restaurants, bars etc. AND WE PROVIDE ALL GUESTS WITH A COMPREHENSIVE INFORMATION PACK WHEN THEY ARRIVE. We try to visit all guests during their holiday period, without being intrusive, to ensure their continued enjoyment.
  • As soon as a property is vacated, the property is visited, thoroughly checked, windows shut and locked. Rubbish bins are emptied. Fridge freezer doors are left open. We ensure taps are off, shutters are left closed.
  • If the property is to be left unoccupied after a rental, we carry out a ‘shut-down’ procedure that includes bringing garden furniture etc. into the property for safe keeping and to reduce deterioration from the sun.
  • If desired, long term rentals can be obtained. The rental return per month is generally equivalent to the return for a week in high season. The tenant is responsible for all living expenditures. Long term arrangements are agreed with the owner prior to confirmation. 

Additional Services

  • Transportation between airports and the accommodation address. (details available upon request)
  • Cot hire (details available upon request).
  • Provision of food packs - cost relative to requirements, together with any ‘special’ requirements (flowers for a special occasion etc.) delivered and placed in the accommodation.

    Our standard food pack - 10€ -  will include:

    • 2ltr bottle of water
    • Tea bags, coffee and sugar
    • Carton of milk
    • Carton of orange juice

Our standard food pack No. 2 - 20€ -  will include the above plus:

    • Bottle of local red wine
    • Bread
    • Marmalade/Jam
    • Margarine

      Additional items can be requested and will be supplied as necessary.

Keys

Keys are securely retained (not identifiable to property address).

It is essential for us to hold at least two sets of keys to your home. These will be coded and kept in the locked store cupboard at our office. Unfortunately, keys do get lost from time to time by guests and it may be necessary to us to change the locks o­n occasion. We will carry this out immediately if there is a risk to your home and let you know that your new sets of keys are ready to collect upon your next visit.

The Costs

  • Commission is charged o­n all rentals obtained by Oasis Properties at a rate of 15% of the published rates or, of the value of the letting as agreed with the owner (i.e. long- term letting rate is10%).
  • Cleaning and laundry is charged at an agreed rate dependant o­n the size of the property and the number of persons it accommodates
  • Exchange of gas bottles (12.5kg butane) is charged (cost o­n application) if exchanged at our offices or if necessary as a rental preparation. If exchanges necessitate a special visit the cost is (cost o­n application) per bottle.

All of these costs apply if the property is also managed by Oasis Properties.

All costs are subject to IVA (VAT) currently charged at 16%.

Property Management

The Service - Property Management

Covers regular inspections of the property (frequency to be agreed). A report is provided to the owner following each inspection, usually by fax or email.

All windows and doors are inspected to check security. All taps are opened to ensure clean flowing water; toilets are flushed. The electrical supply is activated to check that lights and all appliances operate. In the case of bad weather, checks will be made promptly as necessary. Should any problem become apparent, i.e. leaks to pipes, damp etc. we would contact the owner to obtain authorisation to instruct a contractor to ensure that the necessary minor repairs are carried out and that owner will be invoiced accordingly. In the unlikely event of major work needing to be carried out, the owner would be advised and quotes obtained for approval.

Gardening, pool/cleaning maintenance services as appropriate are managed and operatives paid.

The Service - Key Holding

Keys are held securely in our onsite office, to be passed to persons following receipt of written authorisation from thwe owner.

The Costs

  • 30€ per Property Management inspection. A 10% discount applies if paid quarterly in advance (a 10% charge is levied for late payment).
  • Rates are subject to IVA (VAT) currently at 16%.
  • Key Holding at 180€ per year, paid in advance (charging period 1st Jan-31st Dec).
